Under the authority of section 3 of the Municipalities Act and the Subordinate Legislation Revision and Consolidation Act , the Lieutenant-Governor in Council makes the following Order.

Schedule

Beginning at a point in a small cove to the south of Herring Cove, that point having co-ordinates north 5 281 924.95 metres and east 325 972.02 metres of the modified 3° transverse mercator projection for the Province of Newfoundland and Labrador and being the centre of the mouth of a small brook commonly known as Little Herring Cove River;

Then following the centre of Little Herring Cove River in a general northwesterly direction to a point at the intersection of Little Herring Cove River and a small brook, that point having co-ordinates north 5 282 160.22 metres and east 325 824.56 metres;

Then following the centre of the small brook to a point having co-ordinates north 5 282 182.35 metres and east 325 813.40 metres in the southern boundary of land of Ronald J. Ryan (registered in Volume 136, Folio 34, in the Registry of Crown Grants);

Then following the southern boundary of land of Ronald J. Ryan to its intersection with the limit of Wind Gap Road, that point having co-ordinates north 5 282 489.56 metres and east 325 436.24 metres;

Then crossing Wind Gap Road to a point in the southern boundary of land of Leo J. Ryan (Lease No. 34871 registered in the Registry of Crown Grants) having co-ordinates north 5 282 510.20 metres and east 325 414.11 metres;

Then following the southern boundary of land of Leo J. Ryan and by the southern boundary of land of Ed Ryan (Lease No. 29253 registered in the Registry of Crown Grants) to a point where the prolongation of the southern boundary of land of Ed Ryan meets the centre of Pouch Cove Road, that point having co-ordinates north 5 282 596.23 metres and east 325 040.98 metres;

Then continuing along the centre line of the Pouch Cove Road to a point having co-ordinates north 5 283 444.5 metres and east 324 733.74 metres, that point being the point of intersection of the centre line of the Pouch Cove Road with the centre line of Old Deer Marsh Road, henceforth designated as the Northern Path;

Then following the centre line of the Northern Path to a point in the common boundary of land of Ed Ryan and land of Leo J. Ryan (Lot 1 registered in Volume 139, Folio 75, in the Registry of Crown Grants), that point having co-ordinates north 5 283 593.49 metres and east 324 228.32 metres;

Then following the boundary of land of Leo J. Ryan in a general northerly and southwesterly direction to the northern boundary of other land of Leo J. Ryan (Lease No. 29250 registered in the Registry of Crown Grants);

Then continuing along the northern boundary of land of Leo J. Ryan , Lease No. 29250, to a point having co-ordinates north 5 283 644.81 metres and east 323 420.34 metres;

Then turning and running along the western boundary of land of Leo J. Ryan, Lease No. 29250, and its prolongation south 38° 52' 56" west 791.20 metres to a point having co?ordinates north 5 283 028.90 metres and east 322 923.68 metres;

Then turning and running south 84° 57' 59" west 528.04 metres to the most southerly point on the Middle Pond Watershed, that point having co-ordinates north 5 282 982.58 metres and east 322 397.69 metres;

Then due west 1,979.64 metres to a point having co?ordinates north 5 282 982.58 metres and east 320 418.05 metres;

Then running south 31° 45' west 685 metres, more or less, to the Bauline Line/Bauline Road intersection;

Then running south 09° 45' east 6,385 metres, more or less;

Then running north 86° 04' east 1,275 metres, more or less, to a point at co-ordinates north 5 276 208 metres and east 322 409 metres;

Then generally following the boundary of the St. John's Airport and the boundary of the Agricultural Development Area described in the development area of the St. John's Urban Region (Agriculture) Order, 1978, published in the Gazette on August 29, 1980, running north 58° 47' east 534 metres to a point at co-ordinates north 5 276 485 metres and east 322 866 metres, and north 49° 03' east 310 metres to a point at co-ordinates north 5 276 688 and east 323 100 metres, and south 70° 07' east 1,276 metres to a point at co-ordinates north 5 276 254 metres and east 324 300 metres and north 85° 42' east 1,106 metres to a point at co-ordinates north 5 276 337 metres and east 325 403 metres;

Then continuing along the airport boundary proceeding north 85° 42' east 54 metres, more or less, to a steel pin at the western side of Torbay Road and due south along the western side of Torbay Road 50 metres, more or less, to a point bearing north 02° east 100 metres, more or less, from Crown Lands control monument No. 029037, elevation 112.57 metres;

Then running due east 82 metres, more or less, to a point at co-ordinates north 5 276 291 metres and east 325 539 metres;

Then traversing a ridge situated south of land now or formerly owned by J. Kent running north 66° 30' east 71.5 metres, more or less, to a point, spot elevation 112.5 metres and north 60° 30' east 61.5 metres, more or less, to spot elevation 114.2 metres and north 55° east 105.5 metres, more or less, to spot elevation 117.8 metres and north 58° 45' east 65 metres, more or less, to spot elevation 116.5 metres and north 69° 30' east 144.5 metres, more or less, to a point at co-ordinates north 5 276 493.5 metres and east 325 934 metres;

Then along a line of demarcation with land now or formerly owned by Club Commodore running south 27° east via cut line 267 metres, more or less, to a point at co-ordinates north 5 276 256 metres and east 326 057 metres;

Then generally northeastward along the northern side of Island Pond at a reserved distance of 10 metres from the shoreline and feeder stream thereof to a point at co-ordinates north 5 276 536 metres and east 326 300 metres;

Then running north 60° east 54 metres, more or less, to a point on a power transmission line, that point having co-ordinates north 5 276 564 metres and east 326 346 metres;

Then running northwestward via power line to a pole at co-ordinates north 5 277 502 metres and east 325 797 metres and running westward via power line to a pole at co-ordinates north 5 277 497 metres and east 325 562 metres;

Then running northward along a line parallel to and 140 metres from the centre line of Torbay Road to a point at co-ordinates north 5 277 870 metres and east 325 528 metres, that point bearing north 05° 00' west 375 metres from last said pole;

Then running north 30° 00' west to and then westward along the southern sideline of a road to the eastern sideline of Torbay Road and running northward along the eastern sideline of Torbay Road to and then northeastwardly along a stream to Jones Pond and following the northern shoreline of Jones Pond to and then northeastwardly along a stream therefrom to Marine Drive;

Then proceeding northeastwardly along the stream to and then northwestward along a line parallel to and 50 metres from the centre line of Marine Drive to North Pond Brook and running northeastwardly along that brook to the ocean;

Then following the Atlantic coastline of Torbay and Torbay Bight to the mouth of Little Herring Cove River at the point of beginning.

All bearings herein refer to grid north, central meridian 53° west longitude, and as with distances and co-ordinates given are subject to approximation as delineated on the 1:2500 Newfoundland and Labrador Forest Resources and Lands Mapping, 1981 edition.
