CONSOLIDATED NEWFOUNDLAND AND LABRADOR REGULATION 860/96

Harbour Grace Municipal Planning Area
under the
Urban and Rural Planning Act
(O.C. 96-173)

Under the authority of section 11 of the Urban and Rural Planning Act and the Subordinate Legislation Revision and Consolidation Act , the Lieutenant-Governor in Council defines the following area as the Harbour Grace Municipal Planning Area.

PLANNING AREA

Beginning at a point on the highwater mark on the easternmost extremity of Feather Point;

Then in a southwesterly direction along the ridge of Feather Point to and along the centre line of Long Path Run to the intersection of an old woods road at co-ordinates north 5 281 374 metres and east 288 485 metres;

Then south 44° 00' west a distance of 1,220 metres, more or less, to a high point on Sheppards Hill having a spot elevation 153.5 metres;

Then south 48° 00' west a distance of 1,400 metres, more or less, to a high point on Sheppards Hill, spot elevation 149.3 metres;

Then south 20° 00' west a distance of 840 metres, more or less, to the westernmost extremity of Four Corner Pond;

Then south 72° 30' west a distance of 1,865 metres, more or less, to a high point, that point being on the Spaniard's Bay - Tilton municipal boundary and having spot elevation 177.4 metres;

Then north 32° 30' west a distance of 830 metres, more or less, to the easternmost extremity of First Gulley Pond;

Then north 63° 30' west a distance of 670 metres, more or less, to the westernmost extremity of Muddy Hole Pond;

Then north 81° 30' west a distance of 3,880 metres, more or less, to a point on the centre line of Glover Road, that point being due east and 1,250 metres from survey monument No. 83817 on Dinny's Pond and at the intersection of the road with the natural catchment area of Bannerman Lake;

Then continuing along the catchment area north 48° 30' west a distance of 158 metres, more or less, to a point, spot elevation 181.1 metres;

Then north 49° 30' east a distance of 2,234 metres, more or less, to a point, spot elevation 155.1 metres;

Then north 10° 20' west a distance of 1,844 metres, more or less, to a point, spot elevation 167.6 metres;

Then north 75° 30' east a distance of 1,682 metres, more or less, to a point, spot elevation 154.8 metres;

Then north 40° 30' east a distance of 73 metres, more or less, to a point, spot elevation 173.7 metres;

Then north 87° 30' east a distance of 1,143 metres, more or less, to a point, spot elevation 141.1 metres;

Then north 79° 15' east a distance of 2,195 metres, more or less, to a point, spot elevation 161.2 metres;

Then north 50° 00' east a distance of 777 metres, more or less, to a point, spot elevation 150 metres;

Then north 8° 00' east a distance of 457 metres, more or less, to a point, that point being on a woods road running between Carbonear Long Pond and McCarthy's Pond and 30 metres, more or less, west of its intersection with a road running from Round Pond;

Then in a generally easterly direction along the centre line of the woods road to a point on the southern tip of McCarthy's Pond;

Then following the sinuosities of McCarthy's Pond in a generally easterly direction a distance of 76 metres, more or less, to its intersection with another woods road;

Then in a southeasterly direction along the centre line of the woods road to its intersection with the centre line of the old Carbonear railroad reservation on the western side of Maidens Pond;

Then running south along the centre line of the railroad reservation for a distance of 183 metres, more or less, to its intersection with another woods road;

Then in a generally northeasterly direction along the centre line of the woods road to its intersection with another woods road, that point being north 63° 30' east and a distance of 2,911 metres, more or less, from the last given point;

Then in a southeasterly direction along the centre line of the woods road for a distance of 625 metres, more or less, to its intersection with another woods road, that point being 122 metres due west of Hoskins Pond;

Then in a southeasterly direction along the centre line of the woods road to its intersection with Mosquito Brook;

Then running in a northeasterly direction along the centre line of Mosquito Brook, crossing the new Conception Bay Highway , to the brook's intersection with the centre line of the Canadian National Railway;

Then running along the centre line of the Canadian National Railway in a northeasterly direction a distance of 1,510 metres, more or less, to a point where the railway intersects a woods road;

Then due north a distance of 616 metres, more or less, to a point, that point being on the Carbonear municipal boundary;

Then north 64° 00' east along the municipal boundary a distance of 1,865 metres, more or less, to a point, that point being geodetic station 93100 (now destroyed) and having co-ordinates north 5 287 607.21 and east 290 883.28 and spot elevation 16.5 metres;

Then north 85° 30' east to a point, that point being on the highwater mark on the easternmost extremity of Mosquito Point;

Then running along the sinuosities of the shoreline at the highwater mark, passing Bristols Hope Cove, Old Sow Point, Island Cove, Bears Cove, Caplin Cove, Courage's Beach, to the point of beginning.

All bearings refer to grid north, central meridian 53° west longitude, and as with distances and/or co-ordinates given are subject to approximation as delineated on the 1:2500 and 1:5000, 1984, and 1:12,000, 1971 Crown Lands and Surveys Division mapping, and reference to the department's coloured aerial photographs.
