Residential Tenancies Areas Designation Order, 1996
under the
Residential Tenancies Act

Under the authority of section 27 of the Residential Tenancies Act, the Lieutenant‑Governor in Council makes the following Order.

Short title

        1. This Order may be cited as the Residential Tenancies Areas Designation Order, 1996.

Areas described

        2. The areas described in the Schedule shall be designated as Residential Tenancies Areas.

Repeal

        3. Newfoundland Regulations 177/89 and 159/95 are repealed.


Schedule

St. John's East Residential Tenancies Area

All that part of the province bounded as follows:

Beginning at a point on the northern shore line of Bay de Grave, west of Salmon Point;

Then running in a westerly direction to a point of intersection with the Geodetic Control Station 81G2193, south of the community of Birch Hills;

Then running west to its intersection with a line drawn north from the intersection of the shore line of The Pond That Feeds The Brook and the centre line of North River;

Then running south along the line to its intersection with the shore line of The Pond That Feeds The Brook and the centre line of North River;

Then running in a southwesterly direction to a point on intersection with the centre line of a road that leads to the community of Blaketown, Route 80, and the centre line of the Trans Canada Highway;

Then running in a general westerly direction along the centre line of the Trans Canada Highway to its intersection with the centre line of the Argentia access road, Route 100;

Then running south to a point of intersection with the parallel of 41° 18' north latitude and the meridian of 53° 34' west longitude;

Then running in a northeasterly direction to a point of intersection with the centre line of the Trans Canada Highway and the centre line of Salmonier Line, Route 90;

Then running in a southwesterly direction to a point of intersection with the centre line of Route 10 and the centre line of a road, which extends between Route 10 and the community of St. Shotts;

Then running in a southeasterly direction to Baker Head, located on the western shore line of Trepassey Bay;

Then running in a general northeasterly, southeasterly and northerly direction along the shore line of Trepassey Bay and the eastern coast line of the Avalon Peninsula to Cape St. Francis;

Then running in a general southwesterly and northwesterly direction along the shore line of Conception Bay to the point of beginning, together with Bell Island and all other islands adjacent to it;

All geographic coordinates being scaled and referenced to the universal transverse mercator map projection and the North American Datum of 1983.

St. John's West Residential Tenancies Area

All that part of the province bounded as follows:

Beginning at a point on the northern shore line of Bay de Grave, west of Salmon Point;

Eastern Residential Tenancies Area

All that part of the province bounded as follows:

Beginning at a point of land known as Long Harbour Point, Fortune Bay;

Then running in a northeasterly direction along the western shore line of Long Harbour to its intersection with the Meridian of 55° west longitude;

Then running north along the meridian of 55° west longitude to its intersection with the parallel of 48° 18' north latitude;

Then running east along the parallel of 48° 18' north latitude to its intersection with the meridian of 53° 56' west longitude, the point being more precisely situated south of the community of Morely's Siding and north of Gull Pond;

Then running in a northerly direction to a point of intersection with the shore line of Northwest Pond and the centre line of Stagg Brook;

Then running in a general southeasterly direction along the shoreline to its intersection with the centre line of Dungeon Brook;

Then running along the centre line of Dungeon Brook and continuing along the northern most branch of the brook to its intersection with the western shore line of Goose Bay;

Then running along the shore lines of Goose Bay, Sweet Bay, Southern Bay and Blackhead Bay in a general northeasterly direction to Cape Bonavista;

Then running along the shore line of Trinity Bay in a general southwesterly and northeasterly direction to Grates Point;

Then running along the western shore line of Conception Bay in a general southwesterly direction to a point on the northern shore line of Bay de Grave, west of Salmon Cove Point;

Then running in a westerly direction to a point of intersection with the Geodetic Control Station 81G2193, south of the community of Birch Hills;

Then running west to its intersection with a line drawn north from the intersection of the shore line of The Pond That Feeds The Brook and the centre line of North River;

Then running south along the line to its intersection with the shore line of The Pond That Feeds The Brook and the centre line of North River;

Then running in a southwesterly direction to a point on intersection with the centre line of a road that leads to the community of Blaketown, Route 80, and the centre line of the Trans Canada Highway;

Then running in a general westerly direction along the centre line of the Trans Canada Highway to its intersection with the centre line of the Argentia access road, Route 100;

Then running along the eastern shore line of Fortune Bay to the point of beginning, together with Merasheen Island, Burin Island, Long Island, Red Island, Bar Haven Island, Woody Island, and all other islands adjacent to it;

Central Residential Tenancies Area

All that part of the province bounded as follows:

Beginning at Shale Point, White Bay;

Then running south to its intersection with the parallel of 49° north latitude;

Then running west to its intersection with the western shore line of Grand Lake;

Then running in a general southwesterly direction along the western shore line of Grand Lake to its intersection with the meridian of 57° 30' west longitude;

Then running south along the meridian of 57° 30' west longitude to its intersection with the shore line of the southwest coast, east of the community of Burgeo;

Then running in a general easterly direction along the shore lines of Hermitage Bay, Connaigre Bay, Fortune Bay, and Belle Bay to a point of land known as Long Harbour Point, Fortune Bay;

Then running in a northeasterly direction along the western shore line of Long Harbour to its intersection with the meridian of 55° west longitude;

Then running north along the meridian of 55° west longitude to its intersection with the parallel of 48° 18' north latitude;

Then running east along the parallel of 48° 18' north latitude to its intersection with the meridian of 53° 56' west longitude, the point being more precisely situated south of the community of Morely's Siding and north of Gull Pond;

Then running in a northerly direction to a point of intersection with the shore line of Northwest Pond and the centre line of Stagg Brook;

Then running in a general southeasterly direction along the shore line to its intersection with the centre line of Dungeon Brook;

Then running along the centre line of Dungeon Brook and continuing along the northern most branch of the brook to its intersection with the western shore line of Goose Bay;

Then running in a general northwesterly and northeasterly direction along the shore line of Bonavista Bay to a point of land known as South Bill, east of the community of Cape Freels North;

Then running along the coast line in a general northwesterly direction to Muddy Point, northeast of the community of Musgrave Harbour;

Then running in a general westerly direction along the shore lines of Hamilton Sound and the Bay of Exploits to North Head, north of Waldron Cove;

Then running in a general northwesterly and northeasterly direction along the shore line of Notre Dame Bay to Manful Head, northeast of the community of Shoe Cove;

Then running in a general northerly and westerly direction along the coast line to Partridge Point, northwest of the community of Fleur de Lys;

Then running a general southwesterly direction along the eastern shore line of White Bay to the point of beginning, together with Ramea Islands, Long Island, Pass Island, Brunette Island, Cottle Island, Silver Fox Island, Lewis Island, Greenspond Island, Pools Island, Barber's Island, Salt Harbour Island, Ship Island, Wadham Islands, Bacalhoa Island, Dog Bay Island, Eastern and Western Indian Island, Black Island, Fogo Island, Change Islands, New World Islands, Twillingate Islands, Exploits Island, Sunday Cove Island, Long Island, Pilley's Island, Triton Island, Horse Islands, Gull Island, Little Bay Islands, and all other islands adjacent to it;

All geographic coordinates being scaled and referenced to the universal transverse mercator map projection and the North American Datum of 1983.

Western Residential Tenancies Area

All that part of the province bounded as follows:

Beginning at Shale Point, White Bay;

Then running south to its intersection with the parallel of 49° north latitude;

Then running west to its intersection with the western shore line of Grand Lake;

Then running in a general southwesterly direction along the western shore line of Grand Lake to its intersection with the meridian of 57° 30' west longitude;

Then running south along the meridian of 57° 30' west longitude to its intersection with the shore line of the southwest coast, east of the community of Burgeo;

Then running along the shore line of the southwest coast in a general westerly direction to Cape Anguille, northwest of the community of Codroy;

Then running in a general northeasterly and westerly direction along the shore line of St. George's Bay to a point of land known as Cape St. George;

Then running along the shore line of the Port au Port Peninsula and Port au Port Bay to Bluff Head;

Then running in a general northeasterly direction along the western coast line of the island to Cape Norman, located northwest of the community of Cook's Harbour, near Pistolet Bay;

Then running in a general easterly and southwesterly direction along the eastern coastline of the Great Northern Peninsula to Devil Point, east of the community of Little Harbour Deep;

Then running in a general southwesterly and northeasterly direction along the shore line of White Bay to the point of beginning, together with Burgeo Islands, Burnt Islands, Wood's Island, Pearl Island, Keppel Island, St. John Island, Green Island, Quirpon Island, Brent Islands, Fischot Island, Grey Islands, and all other islands adjacent to it;

All geographic coordinates being scaled and referenced to the universal transverse mercator map projection and the North American Datum of 1983.

Labrador Residential Tenancies Area

All that part of the province bounded as follows:

Beginning at the point of intersection with the boundary of the Province of Newfoundland and the Province of Quebec, near Blanc Sablon, and the northern shore of the Strait of Belle Isle;

Then running north along the boundary to its intersection with the parallel of 52° north latitude;

Then running west along the parallel of 52° north latitude to its intersection with the eastern shore line of the Romaine River;

Then running in a general northerly direction along the eastern shore line of the river and its head waters, to its source;

Then running north to the crest of the watershed or height of land;

Then running in a general southwesterly, northwesterly, easterly, and northerly direction along the crest of the watershed to Cape Chidley;

Then running in a general southeasterly, southerly, and southwesterly direction along the coast line of Labrador to the point of beginning, together with all islands adjacent to it;
